PostsOne of the player homes you can get in the game is the Benirus Manor. It costs a lot of gold, but it's one of the bigger and fancier homes in the game. Once you pay for it, you'll immediately notice that it isn't as simple as that, and there's a whole quest involved with your new property.
How To Start The Where Spirits Have Lease Quest
To start this quest, you'll first need to head to the city of Anvil, which is to the southwest of the map. When you get there, head over to The Count's Arms, which is an Inn to the right of the Anvil Main Gate. There, you'll need to talk to the owner of the Manor, Velwyn Benirus.
Ask him about the Manor, and he'll say that he's selling it for 5,000 gold. Pay for the Manor, and he'll give you the key to it. You can then head to Benirus Manor, which is to the west of the Anvil Main Gate.
How To Lift The Benirus Manor Curse
Once you've entered the Manor, you'll see that it's a mess. Go to the second floor and sleep on the bed to continue the quest. When you wake up, you'll be attacked by Benirus Manor Ghosts. Defeat all of them, and the quest will continue with an update.
Head downstairs and go to the dresser near the main entrance in the corner of the room. There you'll find a vase that has been knocked over and a skeletal hand with a note coming out of it. Take the note and the skeletal hand, and more ghosts will spawn.
Sometimes Lorgren's skeletal hand or the Scrap from Lorgren's Diary will not spawn after you defeat the ghosts; this is a bug. The only way to fix this is to load a previous save and try again.
The Manor that you've just bought with your hard-earned money is cursed. You'll want to talk to Velwyn Benirus again about this. Head back to The Count's Arms and ask the bartender about him. He'll say that he headed to the Imperial City right after you paid him.
Head to the Imperial City Elven Gardens District and then go inside The King and Queen Tavern, which is to the right when you fast travel to the area. When you get inside, talk to Velwyn Benirus again and talk to him about the Manor, then Lorgen Benirus, and then about lifting the curse.
If you have the Scrap from Lorgren's Diary and have his disposition above 60, he will help you lift the curse. He will tell you to meet him back in The Count's Arms in Anvil.
How To Complete The Where Spirits Have Lease Quest
Once you've talked Velwyn Benirus into lifting the curse, meet him in The Count's Arms in Anvil to talk to him again, and tell him you're ready. Follow him back to the Manor, and he will tell you to lead the way to the basement. Defeat all the ghosts that respawn and head into the basement.
Fight through the ghosts in the basement until you reach the very back of it, where there is a bloody red sign on the wall. Velwyn Benirus will open the false wall for you and run away, go inside to see Lorgen's remains. Interact with the altar, and Lorgen will talk to you about repenting for his sins.
He asks that you give him his hand back (interact with the skeleton will do so), and he will reveal his betrayal. He will lock the door behind you and will come back as a ghost lich. Defeat Lorgen Benirus to finally break the curse. Once you've done so, head back to the main floor.
You'll see that the curse has been lifted and that your manor now looks normal. Go back to The Count's Arms and talk to Velwyn Benirus for the final time. After that, the quest will be complete, and your manor won't spawn ghosts anymore!
